Construction has commenced on a large industrial warehouse development located between Ingleby Barwick and Eaglescliffe, adjacent to Preston Farm Industrial Estate, following approval from Stockton Council in July 2023.

Work begins on Monday, 3rd March 2025, with site clearance due to get underway. Construction group KDM Group is responsible for the project, and their involvement has prompted speculation regarding the future occupant of the facility.

KDM Group has a history of working on projects for Amazon, including the development of fulfilment and sortation centres. Information on their website highlights their experience in this area, leading to the current speculation.

The project, approved under a Section 106 agreement, involves the construction of a Class B8 industrial warehouse unit, complete with ancillary office space, extensive parking, and a decked van storage area. The scale of the development suggests a significant operational capacity.

The site will operate on a 24/7 basis, with HGV and staff access via Lockheed Close. Vehicle access for vans and cars will be managed through a new roundabout on Queen Elizabeth Way. The development includes approximately 245 car parking spaces, 797 van bays, and dedicated cycle and motorcycle parking.

Residents should anticipate potential lane closures on Queen Elizabeth Way during the construction period. The developers have indicated that measures will be implemented to minimise disruption, including traffic management and noise mitigation. Lighting will be designed to limit light spillage.

The warehouse structure will be located in the southeastern corner of the site, measuring approximately 120 metres in length and 58.5 metres in width, with the decked van storage area extending towards the western boundary.

The potential for Amazon to occupy the facility is based on KDM Group’s previous work with the company. The development’s scale and operational design align with the requirements of large-scale distribution operations.

Historically Amazon remain tight lipped until handover of their sites, but further updates will be provided as the project progresses.
